1 What do you have currently available?
1. We currently have two different models of homes to choose from. A 3 bedroom, 2 baths, 2 car garage Ranch Style home with a full basement. And a 3 bedroom 2.5 bathroom 2 car garage Two Story home with a full basement.

2 Where are the properties located?
2 We currently have properties located in two different subdivisions in the Rock Springs area. The first subdivision is Cedar Springs and is located on Arrowhead Way/Cir Behind the Smith’s grocery store on Dewar Drive. The other subdivision is Umbria and is located off of Daytona Dr which is next to the Family Rec center.

3 How long will it take to process my application?
3 Our screening process can take any where from 2 days to a week or more, depending on what information we find on an application and what we have to do to verify that information.

4 How will you notify me of acceptance or denial?
4 We will attempt to notify you by phone and or e-mail. If this is unsuccessful we will then attempt to notify you by regular mail.

5 How much is the security deposit?
5 The required security deposit is usually equal to the first months rent but can adjusted depending on the owners wishes.

6 Do you allow pets?
6 Pets may or may not be allowed but will be reviewed on a case by case basis.

7 How much is the pet deposit?
7 If Pets are allowed, then the pet deposit may be negotiable.

8 What is rent to own or lease option?
Rent to own (RTO) is a way to STOP THROWING MONEY AWAY long term. It is a process or system with which we will help you to stop the renting cycle. In the short term, you still will have rent payments, but you will be given a credit from this rent which will go towards the purchase of the home. As these credits build, you overcome one of the main reasons people can’t buy homes which is a lack of a down payment. In addition to building up money, you have an option to purchase a home. You may exercise this option at any time and become an owner. Currently we are locking in your price for one to two full years. With appreciation, our buyers are actually owning their homes under market value! Not only do we help you become an owner, we give you a better opportunity than you can get going through a traditional real estate agent.

9 What are rent credits?
9 Rent credits are a portion of your monthly rent credited back to you. These credits are cumulative and can be applied to the purchase price of the home or assist in paying closing costs. These credits are forfeited if the lease option is not exercised.

10 What is the purchase price of the home on a lease option?
10 The purchase price of the home is usually set at the fair market value of the home when the lease option comes to term. This price can either be agreed to in the beginning or at the end of the lease option with the later being determined by an appraisal.

11 What is included in the home?
11 These brand new homes come with all kitchen appliances including a refrigerator, blinds and washer / dryer hookups.

12 Will there be any landscaping?
12 The front yards will be fully landscaped.

13 Will there be a fence?
13 At this time none of our homes will have fencing.

14 Is there an H.O.A and if so, who pays?
14 There is no H O A in either subdivision.

15 Are utilities included in the rent?
15 Utilities are not included in the rent.
